Ripple Partners with DLD and Ctrl Alt to Revolutionize Dubai's Real Estate Tokenization

Ripple has teamed up with Dubai Land Development and Ctrl Alt to tokenize real estate in Dubai, marking a historic move for government property title deeds.

Ripple is operationally engaged in an initiative aimed at advancing the tokenization of real estate in Dubai. In a press release issued on July 15, 2025, Ripple announced its collaboration with the Dubai Land Development (DLD) authority and Ctrl Alt, a fintech firm from London that specializes in tokenizing non-traditional assets.

“This is the first time a government real estate registration authority in the Middle East has tokenized property title deeds on a public blockchain,” said Reece Merrick, Managing Director, Middle East and Africa, at Ripple.
Translation: “This marks a groundbreaking moment for property registration in the Middle East.”

The partnership will utilize Ripple’s advanced custody technology to store fundamental data securely, including tokenized property title deeds issued on the XRP ledger. Ctrl Alt, which has recently received authorization from the Dubai Virtual Asset Regulatory Authority (VARA), is set to utilize Ripple’s technology framework as the main engine for tokenizing Dubai’s real estate market. This venture positions Ctrl Alt as the first firm in the UAE to provide issuer-based services.

The collaboration builds on previous initiatives where Ripple, the DLD, and Ctrl Alt worked together to launch the Middle East’s inaugural tokenized real estate crypto investment platform, Prypco Mint, in May 2025.

Key Takeaways

  • The partnership leverages Ripple’s institutional-grade custody technology for secure storage of critical data like tokenized property title deeds.
  • Ripple’s custody network now extends across several global regions, demonstrating a rising demand for reliable digital asset infrastructure.
  • This marks the second tokenization effort in real estate between Ripple and DLD in the UAE.
